Rapid industrialization, Binh Duong calls for investment in social and commercial housing projects for workers.

Binh Duong currently has 29 industrial parks and 12 industrial clusters in operation, attracting 45,000 foreign experts and engineers. The province has about 2 million workers, of which 1.3 million come from provinces and cities throughout the country. The goal is that by 2030, Binh Duong will basically become a smart city and meet the criteria of becoming a class I city, directly under the Central Government.

According to the provincial planning to 2050, Binh Duong prioritizes a large land fund to apply for policies to expand more industrial zones and clusters in the North. It is forecasted that the number of employees in the coming years will increase, by 2030 there will be about 2.6 million employees, by 2050 to 3.2 million workers.

To meet the housing demand for workers, in addition to calling for commercial housing projects, the province is rapidly increasing the social housing land fund for low-income workers, especially workers. Recently, this province announced the list of incentives at the proposal of the Department of Construction.

In particular, Di An City has the Tan Dong Hiep social housing apartment project invested by Toan Thinh Phat Housing Trading and Development Co., Ltd. This project has a total estimated investment of VND 768 billion, the scale of 882 apartments. One project in Thu Dau Mot City with 978 units, expected to complete construction by the end of 2026 and two projects in Ben Cat TX.

The Department of Construction said that up to now, the locality has put into use 25 independent social housing projects on an area of 140 hectares of land with nearly 1.4 million m2 of construction floor, providing over 34,000 apartments. In which, 11 social housing projects have extra-budgetary capital. The lowest housing selling price is 5.6 million VND/m2 and the highest is 14.89 million VND/m2. In addition, the province has 32 commercial housing projects with land fund for social housing construction, with a land area of about 85 hectares.

According to the draft Project on development of social housing and worker housing in the period of 2021-2025, oriented to 2030, Binh Duong plans to invest in 172,879 social housing units (including 167,706 apartments and 5,173 townhouses). The total land area is about 612 hectares, the construction floor area is about 10 million m2, meeting 678,307 people.

Mr. Nguyen Van Loi, Secretary of the Binh Duong Provincial Party Committee said that workers are valuable resources that act as an investor for the development of the province. Social housing pulls the market prosperous

The move to promote local social housing projects has led to the commercial housing market in areas bordering Ho Chi Minh City such as Thuan An and Di An gradually warming up.

According to the survey, apartments in the area along Pham Van Dong Street, National Highway 1K or National Highway 13 are of great interest. The selling price ranges from 39 to 42 million VND per m2. Some investors apply deferred payment policies, banks guarantee interest rates to attract buyers.
